If you own a condo, townhouse or a rental property, you may need your own personal liability policy. Why? Because you are building equity over time and may need to protect the equity from litigation costs.
Here’s an example: A client rented his house out and had it covered by a landlord policy. Meanwhile, he was renting another house where he and his family lived. While entertaining at the house he currently lived at, one of his guests consumed too much libation. While leaving the house, the guest didn’t maneuver too well down the front steps, fell and broke his hip.
Since the guest didn’t have medical coverage to pay his hospital bills, he and his lawyer pursued damages from the host of the party. The damages sought were for hospital bills, pain and suffering, loss of wages, attorney and court costs.
Remember, the host doesn’t live in the house he owns. He rents a different house and doesn’t have Renters insurance because he feels he doesn’t have any exposure since he doesn’t own this house. But as the host, he was deemed liable for injuries to his guest. The attorney for the injured party found that the host had a home with substantial equity. The host had to use the equity from his rental property to pay the injury lawsuit. The host may have avoided this costly lawsuit if he purchased a Renters insurance policy with liability limits of $300,000.
A condo or townhouse owner could be exposed to the same scenario/risk and can protect himself by getting a condo or townhouse owner policy for as little as $500 per year. The HOA of a condo and townhouse usually doesn’t cover lawsuits against the acts of the individual owners, nor do they cover their contents or hotel expenses in the event of a fire. Coverage is merely for the building and common areas.

Are you finding it harder and harder to stay on top of your expenses? Aside from the challenges of the economy, the cost of goods and services may continue to rise, necessitating sharper budgetary skills. But even if I could work more, I enjoy my time away from work.
What I’ve done is taken a second look at my monthly expenses. I’ve cut back on the grocery list to just the basics, no gourmet foods. And you’ll never see our house lights turned on inside or outside unless absolutely necessary. I prefer to let the neighbors light up the neighborhood. Everything we buy better be on sale or it’s going to stay on the shelf.
Economizing has become a way of life. Some cultures grow up with this mentality, while others take longer to grasp it. I could write a book on the subject, but I’ll just share these few tips with you.
Our personal autos should be something we pay close attention to. I’ve owned my 1999 Cadillac for years. It’s not the slickest car on the road, but it’s dependable, has A/C when I need it and is paid off. I change the oil regularly, rotate the tires to prolong their use and keep the car in the garage to maintain its resale value. I don’t buy expensive accessories for it like sound systems or GPS. Also, don’t let your car idle at the beginning or end of your car trip. Idling can waste fuel.
Although I think my car is valuable, I got a second opinion from Kelly Blue Book. Insurance companies have their own opinion about the value of my car. With these factors in mind, I decided to remove Comprehensive and Collision coverage from my car. Even with this higher risk, I still maintain high liability limits. If your vehicle is 10 years or older, it might be time to remove Comprehensive and Collision coverage. Newer cars with a lienholder need to maintain full coverage, but you can request your agent to quote a higher Theft and Collision deductible to try to reduce insurance costs.
If you are purchasing your home, you may pay too much if you carry a $500 or $1,000 deductible. Consider a $2,000 deductible and you may be able to reduce your premium. You can bundle your Auto and Home insurance as well. The best part it, you can contact me today and I can help you with all of this!
